C&W represented CA IMMO in the investment sale of 235-room, 4-star Marriott Airport Hotel in Prague and the 195-room, 4-star Marriott Hotel in Plzen. The client has decided to dispose its entire hotel portfolio and focus primarily on office real-estate. The sale of the subject properties represented the first significant hotel transaction in Q1 2015.
Step 1: C&W assessed the achievable selling price and confirmed the selling price with the owner. We prepared and distributed marketing material to a pre-selected pool of investors. As the sale represented a complex transaction, we have advised the client on all possible disposal strategies in order to achieve the desired timing of the transaction.
Step 2: During the complex negotiations and deal structuring with several parties, C&W managed to find a suitable partner and maximised the exit to CA IMMO.
Step 3: C&W negotiated the commercial conditions, respecting the best interests of the client and managed the process until closing.
Despite the numerous challenges, we have managed to keep the buyer motivated and seller patient until the last minute of the overall process. The property has been succesfully sold to a well-known Czech investor / developer.
