KPMG - KPMG Prague HQ lease renegotiation (11,000 sq m)
KPMG mandated Cushman & Wakefield to evaluate whether to relocate or re-gear the lease on their 11,000 sq m headquarters in Prague. The existing property was good quality but the OPEX is higher than on new properties. Furthermore, the office fit-out needed a face-lift and space optimization.
Cushman & Wakefield evaluated all available properties for relocation, provided financial analysis, current lease assessment, technical due diligence of the premises and service charge analysis. We also handled the lease amendment negotiation.
We achieved substantial rental savings for the tenant in the existing property and convinced the landlord to perform an extensive technical upgrade of the property to lower the OPEX and upgrade the tenant´s fit-out. We also negotiated a step-down rent in the existing lease which still had 18 months unexpired, ensuring immediate cost savings for KPMG.
